The National Association of Realtors, along with several brokerage firms, has reached a proposed $120.33 million settlement in a class-action lawsuit concerning home purchases through multiple listing services (MLS).

The lawsuit was filed on the grounds that the defendants allegedly used anti-competitive practices that led to inflated commissions paid by buyers.

The plaintiffs accused the National Association of Realtors and brokerage firms of implementing rules and agreements that forced sellers to pay for the buyers brokers services when listing properties on the MLS.

The lawsuit alleges that such practices increased overall costs for residential real estate buyers nationwide during the period covered by the class action.

The settlement covers anyone who purchased a home listed through the MLS in any region of the United States, provided that a commission was paid to any brokerage firm, subject to the class action time frames established for each state; home sellers are excluded from this agreement.

Class members may submit claims online or by mail no later than October 27, 2026, to receive a pro-rata share of the fund based on the number of approved claims and the terms of each transaction.
